The Housing Trust has three full time counselors offering expert advice to clients at no charge. Housing counseling services include credit counseling, estimating how much clients can afford to pay monthly for a mortgage, assistance in finding a lender, determining if a client qualifies for downpayment assistance (including pinpointing the most appropriate type) and helping clients find an affordable home to purchase. Two of our counselors are bilingual and documents are provided to clients in both English and Spanish.
We develop a specialized home buying plan for clients on an individual basis. One-on-one counseling involves in-depth session work with clients which ultimately results in income certification and/or a plan of action to bring the client to a point where home purchasing is a viable option for them. This is an ongoing process, but one our counseling team is committed to resolving for all of our clients. Our housing counselors have worked with some clients for several years to help resolve issues that have prevented them from purchasing – credit repair and budget management, for example. Our counselors are trained in energy conservation and place a strong emphasis on energy efficiency while working with clients. The Housing Trust had 310 new intakes and 51 clients who closed on loans in 2013. In addition, our counselors worked with 247 clients with ongoing loans in process.
